I don't think the average of $160 of a night is for shared homes....I think it is for private homes. So I don't think you could assume $42k a year. Let's say you have a big 3 bedroom in the marigny, and it goes for 250/night avg, and assume you could rent it for $2200/month. Might equal about the same. I wonder what the calculus is going to be. There are the big weekends, mardi gras, halloween, and new years. So you make more those days. But there are also slow times. It will be interesting to see how it shakes out. I think some of the whole houses will go to regular rentals, and some wont.
